Engineered wood, laminate, vinyl or tile: which one fails first
Water, subfloor and repairability decide this, not the sample board — plus the one spec that matters for each material and where the hidden cost lives.
Every sample in a flooring showroom looks good. They are six inches long, held at chest height under bright light, and none of them have been walked on. The price spread between two boards that look nearly identical can be four to one, and nothing in the showroom explains it.
Three questions settle most of the decision before you look at a single color. Does water ever reach this floor. Is the subfloor a concrete slab or a wooden structure with a crawlspace or basement beneath it. And when the floor is scratched in seven years, can anything be done about it.
What the categories actually are
Solid hardwood is a plank of one species, typically three-quarters of an inch thick. It can be sanded and refinished several times over its life, which is why floors in century-old houses are still there. It also swells and shrinks with the seasons, so it wants a stable indoor climate and does not belong on a slab or below grade.
Engineered wood is a real wood veneer bonded to a plywood or composite core. The core makes it far more dimensionally stable than solid wood, which is why it works over concrete and over underfloor heating. The number that decides everything is the veneer thickness: a 0.6 mm wear layer is a one-life floor that can never be sanded, while 3 mm or more can be refinished once or twice. That number is often buried in the spec sheet rather than printed on the display.
Laminate is a photograph of wood under a hard melamine wear layer. It resists scratching better than most real wood, and it is the cheapest way to get a floor that looks intentional. Its weaknesses are edges and water: the core swells if moisture sits in a seam, and swollen laminate never returns. Water-resistant cores exist and help, but a damaged plank can only be replaced, never repaired.
Luxury vinyl plank is the current default in kitchens and rentals for good reasons. It is genuinely waterproof, quiet underfoot, warmer than tile, and forgiving of a subfloor that is not perfectly flat. Being softer, it dents rather than chips: a heavy appliance on small feet or a bar stool with metal legs will leave permanent marks, and it can be marked by a dragged refrigerator in one motion.
Tile is the hardest and most waterproof option and the least forgiving in every other way. Dropped glassware shatters, standing is tiring, and it is cold unless there is heat under it. It also needs a rigid subfloor — tile does not bend, so if the floor structure flexes underfoot, the grout cracks first and then the tiles do.

Let the room decide
- Bathrooms and laundry rooms: tile or vinyl. Laminate and solid wood lose to a slow leak from an appliance every time.
- Kitchens: waterproof, and soft enough that a dropped plate has a chance. This is where vinyl plank earns its popularity.
- Basements and anything on a slab: moisture comes up through concrete even when the surface is dry. Vinyl or tile, or engineered wood over a proper moisture barrier.
- Bedrooms: hardness barely matters, quiet does. This is the room where carpet still makes sense.
- Entryways and hallways: grit tracked in from outside is what abrades a floor. Buy the hardest wear layer here and put a long doormat in front of it.
The money hides under the floor, not in it
Quotes that look wildly different usually differ in preparation, not in planks. A slab that is out of level has to be ground or filled before anything goes down over it, and that is a real line item. Squeaks come from the subfloor, so if the existing floor creaks, the new one will too unless the boards below get screwed down while everything is open.
Before wood or laminate goes over concrete, test the slab. The informal version is to tape a two-foot square of plastic sheeting tightly to the concrete and leave it a couple of days: condensation underneath means moisture is moving up and you need a barrier. Then budget for the rest of it — expansion gaps around every wall on a floating floor, shoe molding or baseboard to cover them, transition strips at doorways, and trimming the bottoms of the doors so they still swing.
Compare how they fail, not how they look
Every floor gets damaged. What separates them is what happens next. Solid wood and thick-veneer engineered wood can be sanded back and recoated, so damage is temporary. Laminate and vinyl are replaced plank by plank, which works well if the plank is still made and terribly if it was discontinued two years ago. Tile is re-grouted easily and replaced with difficulty. Carpet is not repaired at all.
Whatever you choose, order about ten percent extra and keep the leftover box somewhere dry. A spare plank from the original run matches. A plank bought later from the same product line often does not, because the print or the finish will have moved on.
Or refinish what is already there
In older houses, the cheapest good floor is often under the carpet. Pull the carpet back in a closet and look. If there are real boards, check how much wood remains above the tongue — if nail heads are showing or the boards have already been sanded thin, refinishing is off the table. Otherwise a light screen and recoat costs a fraction of replacement, and a full sand costs less than most new floors and leaves you with a floor that can be sanded again.
Whatever you shortlist, take home a full-size sample rather than a chip, put it on the floor by the door, and leave it there for a week. Walk on it in socks and in shoes. Drop a fork on it. Leave a glass of water on it for an hour and see what the surface looks like afterward. The showroom is quiet, warm, and lit from above, which is nothing like the room you are buying for.
